LEED Platinum, from Philly to East Asia

first_imgWe were reminded of LEED for Homes’ geographic reach when projects half a world apart announced this month that they had earned Platinum ratings. Postgreen, the developer of a 1,150-sq.-ft. townhome called the 100k House and a 1,270-sq.-ft. home called the 120K House, both in the East Kensington neighborhood of Philadelphia, announced the achievement this week. The other project recently granted the Platimum rating, the Green Tomorrow house, is a 4,550-sq.-ft. showcase home built by Samsung C&T Corp. in South Korea’s Gyeonggi Province. As we mentioned last spring, the 100k House was Philadelphia-based Postgreen’s attempt to build a green home, on an infill lot in the city, for $100,000 or less in construction costs. The project in fact came in at slightly less than $100 a square foot. Construction costs were comparable for the 120k House, which sold a year ago for $225,000.Postgreen marketing chief Eric Darling notes in a recent blog that he and the company’s president, Chad Ludeman, learned plenty from their venture into cost-contained construction.“While we have slightly increased our construction budget for future homes, we see this success as a key foundation of our long-term goals,” Darling wrote. “Did we make mistakes? Of course. Are there things we intend to do better/differently in the future? Naturally. … This milestone does not mark the end of the 100k project. We are currently gathering utility data and other long-term project results that we will be sharing in the near future. We continue to learn from this project as we move forward with our construction efforts, and we will use the lessons to constantly improve our building methods.”Postgreen also is building a two-unit, two-story townhome to Passive House standards – 1,296 sq. ft. of interior space for each unit – which would be the first Passive House residence in the city. Click here for background on that project.A prototype in South KoreaDesign for the Green Tomorrow house – with a considerably larger footprint than what many green builders consider ideal – was led by Samoo Architects and its principal LEED consultant on the project, London-based Arup, which says Green Tomorrow operates at net zero energy and is the first home in East Asia to earn a Platinum rating. The project clearly is designed as a high-profile forum for Samsung C&T green-home technologies and a lab for its other residential properties, whose energy use the company aims to reduce by 50% by 2013.Arup says Green Tomorrow has 68 green features for zero-energy, zero-emission, and green IT, including a high-performance facade, daylight sensors, ground-source heat pumps, a radiant floor heating system, and a high-efficiency lighting system. Combined, these systems reduce energy consumption by 56%, Arup says. The other 44% of energy is provided a solar power system with a 1,753-sq.-ft. array. To help meet sustainability criteria, the company adds, 54.8% of the project’s construction waste was recycled, more than 20% of the materials used were from recycled sources, and more than 25% were sourced locally.last_img read more

Blower Doors Have Become Essential

first_imgAnd what are blower doors used for?Blower doors are primarily used for measuring the airtightness of buildings, but they have meandered into other parts of home performance work. A brief aside about measuring building tightness: The blower-door test as most auditors understand it is called the “single-point blower-door test”: it’s an air flow rate measurement (reported in cfm, or cubic feet per minute) taken once at 50 pascals of negative pressure relative to the outdoors. Here’s the issue: this can’t be used to calculate a building’s year-round air leakage rate any more than a single day’s worth of weather will reflect an area’s annual climate. There are a jillion different factors that affect the data produced by blower doors, all of which need to be taken with a few trainloads of salt. That said, a blower door can give a sense of the magnitude of air leakage, identify more severe air leakage pathways in the building, and reveal possibly unknown air leakage issues in the building enclosure. Check out Allison Bailes’ blogs on this issue (“Ventilation Requirements for Weatherized Homes” and “A Blower Door Can’t Tell You How Much Mechanical Ventilation You Need.”). Both blogs are followed by comments from Michael Blasnik and Joe Lstiburek, who have a fascinating back-and-forth debating the merits of using a blower door to make decisions about IAQ and mechanical ventilation problems. Blower-door-directed air sealingBlower doors are now often used by insulation contractors during weatherization work. After performing air sealing and weatherization, a running blower door can help refine the work, making any flaws apparent. The blower door can help make the insulation and weatherization job more thorough, creating a tighter and warmer house.Blower doors are also used for confirming airtightness for building efficiency programs. LEED, HERS, the Passivhaus standard, and some new energy codes all include building air tightness requirements.Heat loss due to air leaks makes up a huge component of your heating bill. For decades, the tightness of the building envelope has been only a secondary concern for builders. But now that builders have access to blower doors, that’s changing — and changing rapidly. Manometers themselves are very useful for testing flue gas pressures, zone diagnostics (testing pressures between different sections of the house), and combustion zone testing. Why, I ought to write a post just about manometers (mental note to self). The mounting frame is an adjustable aluminum frame with vinyl fabric sheathing. When it is first set up, the frame is loosely fit into the door frame and then tightened with expanding gaskets. The fan is fit into the lower half of the frame and is attached to the manometer to measure air flow. With an Energy Conservatory blower door (the type invented and developed by Gary Nelson, the guy in the photo at the top of the page), there is a green air hose which goes to the exterior of the building and a red air hose attaching the fan to the manometer. Why am I mentioning this? Because the green hose needs to be 6+ feet away from the fan to avoid the fan’s exterior exhaust. And if you forget the green hose prior to installing the frame and fan, you’ll need to take the fan out and crawl through the bottom of the blower door to do so.This is known as the Energy Auditor Crawl of Shame … and we’ve all done it. Or at least they were a few years back. Now you can’t throw a manometer without hitting a contractor setting up a blower door. Which is a very, very good thing. With the incorporation of air leakage standards into various housing codes, blower doors are becoming essential. In fact, I tell customers that a simple shorthand for whether your insulation contractors grok building science is whether they own/use/understand blower doors.Something I’ve found pleasantly surprising is the breadth of folks who’ve at least heard of blower doors. I’ve had a fair history over the years with construction and landscaping work, but I had never heard of blower doors prior to my energy auditing days. So when customers chirp up that they’ve heard of blower doors, it’s pretty cool, even if they haven’t yet seen one in action. And once you do see a blower door in action, its usefulness for building diagnostics is pretty inescapable. What is a blower door?A blower door is at the heart of the push in modern residential construction toward tightening the building envelope.A blower door depressurizes residential buildings (or if you have a really, really large fan, then commercial buildings), revealing the tightness of and flaws in the building enclosure. The 7 Technology Trends That Will Matter Most To Small Business in 2013

first_imgrieva lesonsky What Nobody Teaches You About Getting Your Star… Related Posts Tags:#predictions#small business How OKR’s Completely Transformed Our Culturecenter_img China and America want the AI Prize Title: Who … If 2012 was a year of “wait and see,” for small business technology, 2013 will be a year to “go for it.”One key reason is that small business optimism is already rising. According to the Fall 2012 Bank of America Small Business Owner Report, more than half of small business owners project sales will grow in the next year, and almost one-third plan to hire. Just 7% expect sales to drop and only 3% plan to lay off employees. And entrepreneurs typically believe they’re local economies are doing better than the nation as a whole. (That can’t be true for everyone, of course, but it still speaks to increasing optimism.)That’s not all. Some 45% of business owners in a recent Kauffman survey believe consumer demand will grow in 2013. Record sales over Black Friday weekend sales suggest consumers have “frugality fatigue” and are ready to spend again. Consumer debt is falling, the housing market is improving, and even the job market is showing signs of recovery-all of which could increase consumer spending by 3.5% by late 2013, according to Moody’s Analytics. With pent-up demand for everything from housing to personal services to travel, there will be plenty of opportunity for small businesses who aren’t afraid to seize it.As always, though, technology trends will make a big difference in determining which businesses will be most successful. Here’s what to look for:1. Death of the desktop? Mobility will increasingly change how we do business. Already, according to The Mobility Edge: CDW’s 2012 Small Business Mobility Report, 36% of small business IT managers say some of their employees have replaced a desktop or laptop computer with a smartphone or tablet. An additional 20% predict even more employees will do so by 2014. Adoption of tablets in the workplace is projected to grow a whopping 117% by then, while smartphone adoption at work will surge 33%. Smart entrepreneurs will tap into mobile’s potential to work faster, more efficiently and more effectively.2. Understanding your tech options will be critical. While small businesses recognize the opportunity technology presents, they’re often confused about how best to implement it. In a Techaisle study, 54% of small and midsized businesses say their technology “pain points” have increased in the last three years, and that they’re most mystified by cloud computing, virtualization, business intelligence, remote managed services and marketing automation.3. Competition for talent will get tougher. It’s never been easy for a small business to compete with big-company salaries, perks and bennies, and in 2013 it will become even more difficult, as employees are eager to search for those greener pastures. That’s especially true for technology experts, so small businesses will have to find other ways to meet their tech needs.4. Outsourcing will become an even better option. Freelancers and contractors, on the other hand, will be easier to find. MBO Partners’ second annual State of Independence in America study projects the number of independent workers (contractors, consultants, freelancers or solo-preneurs) will grow from nearly 17 million to 23 million in the next five years. That will make it easier to hire the talent you need on a temporary basis.5. SoLoMo goes shopping. Social/Local/Mobile is becoming the standard way to shop. People shopping on their mobile devices, “showroomg” (use their phones to compare in-store products with prices online), and use local search to find retailers and social media to find products. In a new study from the Advertising Research Foundation, nearly one-third of shoppers said social media affects their choice of brands; meanwhile, a survey by YP says 40% of consumers use local search daily. Making sure your website is optimized for mobile viewing and (if appropriate) developing a mobile app are the bare minimum of what you need to do in 2013.6. Connected millennials – and their moms – matter more than ever. Much of the change in shopping behavior is driven by two key consumer groups: Millennials and moms. Both groups are constantly connected, rely on their friends’ opinions (as well as those of social rating and recommendation sites) and aren’t shy about sharing their own opinions of your business online (and in person). In 2013 it will be more crucial than ever to monitor and reply to what’s being said about your business online.7. Social means more than Facebook. Facebook and Twitter are still the big names in social media, most used by both consumers and businesses. But 2013 could see a shakeup from newer social sites as Pinterest, Tumblr and other visually oriented social media grab the attention of Millennial and younger consumers. And don’t rule out Google+: The site’s unique visitors grew by 80% in 2012, says a report by NM Incite. What are we missing? What do you think will matter most in small business technology in 2013? Cassano clashes with Wanda on Live TV over Icardis wrangles
